Resurfacing vs Replacing Your Asphalt Surface

Grand Rapids Asphalt Resurfacing

Are you concerned about the condition of your asphalt parking lot, roads or driveway? The average lifespan of an asphalt surface is 20 years with the proper maintenance. Once you notice that your paved surface is beginning to degrade significantly, feel free to contact A-1 Asphalt Inc. for our expertise within the asphalt industry.

When you call our asphalt paving contractors, we can discuss your options with you. For your convenience, we are sharing our tips to help you determine whether resurfacing or replacement is the right choice for your asphalt parking lot, driveway or street.

Resurfacing

At A-1 Asphalt Inc, we do our best to prolong the life of your asphalt surface, which is why we provide a host of repair and maintenance services. However, over time, these asphalt services may not be enough to keep up the appearance and function of your asphalt surface.

Resurfacing is one option that can help refresh the look of your parking lot or driveway without taking as much out of your budget as an outright replacement. Typically, we recommend resurfacing if the foundation of your parking lot or driveway is structurally sound. Keep in mind that we will need to repair any cracks, divots, or potholes prior to the resurfacing. The new surface will only be as strong as the surface beneath it.

Resurfacing is a viable option, as long as the following is true:

  • Less than 25-30% of your paved surface needs to be repaired.
  • The foundation is structurally sound.
  • Your paved surface is less than 20 years old.
  • No cracks exist in your paved surface that are over a quarter inch wide.
  • No cracks exist in your paved surface that are a few inches deep.

It is important to remember that if your parking lot or driveway truly needs to be replaced, simply resurfacing it will not be enough. Doing constant repairs on your aging paved surface can sometimes be more expensive than if you had just done a replacement.

Replacement

At A-1 Asphalt Inc., we respect the decisions of our clients regarding their paved surfaces; however, we still highly recommend replacement if your asphalt surface if beyond repair. While resurfacing may be the more economical option in the short-run, you may be better off having us repave your parking lot or driveway. With our repair and maintenance services, we can help your new paved surface last up to 20 years!

Replacement may be the better option if you notice the following symptoms:

  • More than 25-30% of your paved surface needs to be repaired.
  • The foundation is unstable.
  • Your paved surface is more than 20 years old.
  • There are cracks in your paved surface that are over a quarter inch wide.
  • There are cracks in your paved surface that are a few inches deep.

Eventually, your driveway or parking lot will need to be completely replaced. When this happens, you can depend on A-1 Asphalt Inc to create a paved surface that will suit your driving needs and last you for years to come!
