Why Should I Sealcoat My Driveway?

Sealcoating saves you money you would have otherwise spent on asphalt repairs. Asphalt driveway sealer protects pavement from rain, snow, sleet, UV rays, and automobile fluids.

If you plan on selling your home or commercial property in the near future, you may also want to consider blacktop sealer. Asphalt sealer gives your driveway a rich black color like it had when it was first installed.

Asphalt driveway sealer protects pavement by:

  • Retaining moisture content so asphalt doesn’t deteriorate
  • Blocking UV rays that can fade asphalt
  • Forming a hard barrier against automobile fluids that soften asphalt

What Temperatures are Best for Sealcoating?

The ground and air temperatures need to be above 50 degrees. Even the best driveway sealer will fail if it’s applied in cold weather. Be sure to check your local forecast before calling an asphalt contractor. Driveway sealer takes longer to cure with overcast skies and cool temperatures.

Warm sunny weather is best for asphalt sealcoating because it decreases the amount of time it needs to cure. That’s why we often recommend driveway sealcoating in the summer.

What Months are Best for Asphalt Sealcoating?

As long as the weather cooperates, we offer asphalt sealcoating from May to September. However, there may be opportunities to sealcoat outside these months if we experience unseasonably warm weather in spring or early fall.

Unlike states further south, Michigan has a short sealcoating season. For this reason, we recommend you call our driveway pavers as soon as possible before demand for sealcoating skyrockets. We are able to sealcoat driveways as long as the weather permits. Don’t miss your opportunity to sealcoat your driveway this spring or summer.

How Much Time Does My Driveway Need to Cure After Sealcoating?

If there’s low humidity on the day we apply the sealcoat, your driveway could cure in as little as 5 hours. However, we recommend waiting at least 24 hours before letting vehicles drive and park in your driveway.

Does Sealcoating Repair Cracks?

No. Sealcoating strengthens pavement so it’s less likely to crack in the first place. However, you’ll need to schedule crack and pothole repair before you can start sealcoating.
