How to Prolong the Life of Your Asphalt Surface Grand Rapids

We understand that asphalt pavement is a big investment in your property. But whether you own a home or commercial building, it's important to keep up on maintenance. This will protect you from any surprise repairs in the long run.

As an asphalt contractor, we know how to prolong the life of your pavement. That way, you can avoid liability issues and improve the curb appeal of your property.

Here are the services we recommend.

Patching

Does your asphalt pavement have small cracks or potholes? If so, patching may be an affordable option.

You may be able to fill small cracks yourself if they're less than a quarter inch wide. But you'll need to call us for any deep cracks. If left unrepaired, water will seep through these cracks and damage the foundation.

Keeping up on maintenance will help you avoid having to replace your pavement early.

Sealcoating

First, we want to be clear. Sealcoating is NOT a replacement for fixing cracks in your parking lot or driveway. In fact, we'll need to fill any cracks in your pavement before we apply a layer of sealant.

Sealcoating is a preventive measure. It protects asphalt from UV rays, automobile fluids, and precipitation.

Resurfacing

We may recommend resurfacing if the top layer has damage but the foundation is intact. Under these circumstances, we would only remove and replace the top layer of asphalt.

Resurfacing your driveway or parking lot is much less expensive than replacing it. But it's vital that the foundation be in good shape. Otherwise, it won't take long for your pavement to show cracks and potholes.

Asphalt pavement is only as strong as its foundation.

Paving

If your asphalt pavement is more than 20 years old, it may be time to consider replacing it.

We understand the temptation to try a cheaper alternative, such as patching. But you should know that this is only a temporary solution.

In the end, it's more cost-effective to replace asphalt than to pay for constant repairs.

If you need to replace an asphalt parking lot, you'll need to arrange for parking at another location. That way, your employees and guests will have a place to park while we're working on your property. If you have a large parking lot, we may be able to close it in sections to reduce any inconvenience for you.

Also, make sure that people are aware of the changes in parking ahead of time. If you own a commercial building, you may want to email your tenants to let them know about the upcoming work.

If we're replacing your residential driveway, you may want to park on the street (if possible) or on your lawn.

Either way, you won't be able to drive or park on newly-paved asphalt for at least 24 hours.
