Sealcoating is a protective layer applied to the surface of asphalt pavement that shields it from UV rays, precipitation, and automobile fluids. It’s important to understand that sealcoating does not repair asphalt cracks and potholes, rather it is a preventative measure. For this reason, you will need to repair pavement damagebefore sealcoating your asphalt driveway or parking lot. The effects of sealcoating will last for about 2 to 4 years before you’ll need to sealcoat asphalt parking lots or driveways again.

Fix Asphalt Cracks and Potholes

To prolong the life of asphalt pavement, you’ll need to repair potholesand cracks as soon as you notice them. If cracks and potholes become deep enough, they’ll allow water to seep into the pavement’s foundation to cause lasting damage. Once the foundation has been damaged, the only option is complete pavement replacement.

Replace Crumbling Pavement

It may be time to repave your driveway or parking lot if you notice:

  • alligator cracking
  • large potholes and cracks throughout parking lot or driveway
  • sunken pavement
  • standing water

If you are paying for constant repairs to your asphalt pavement, it may be time to consider replacement. Over the long run, it’s more affordable to repave than it is to keep paying for repairs each month. A deteriorating foundation will only get worse over time and create more potholes, cracks, and sunken pavement. If your pavement is approaching 20 years old, you’ll also want to consider replacement. Even with maintenance, your pavement will eventually reach the end of its natural lifespan.
