Asphalt Pavement Maintenance for the Summer

Asphalt Pavement Maintenance for the Summer Grand Rapids Asphalt Paving

When the snow melts in the spring, you may discover some damage from the harsh freeze-thaw cycles. That’s why we recommend you call our asphalt company in Greater Grand Rapids, MI. Summer is the perfect time for catching up on asphalt pavement maintenance.

When you hire an asphalt contractor, they’ll be able to let you know what needs to be repaired so you can keep your paved surface functional and safe. Given proper maintenance, there’s no reason why your new asphalt pavement shouldn’t last you the next 20 years.

Here’s what you need to know.

Inspect Pavement for Damage

Make sure you check your asphalt parking lot or driveway regularly for damage. Small asphalt cracks and potholes can be easily repaired. However, they can also grow into more expensive asphalt repairs. For example, alligator cracking is a sign that the pavement’s foundation is deteriorating and will need to be replaced.

As the name suggests, alligator cracking is a pattern of asphalt cracks that resemble the scaly hide of an alligator. Large cracks and potholes can also allow storm water to seep into the foundation to cause permanent structural damage.

Sealcoat Asphalt

Sealcoating is a protective layer applied to the surface of asphalt pavement that shields it from UV rays, precipitation, and automobile fluids. It’s important to understand that sealcoating does not repair asphalt cracks and potholes, rather it is a preventative measure.

For this reason, you will need to repair pavement damage before sealcoating your asphalt driveway or parking lot. The effects of sealcoating will last for about 2 to 4 years before you’ll need to sealcoat your asphalt driveway or parking lot again.

Fix Asphalt Cracks and Potholes

To prolong the life of asphalt pavement, you’ll need to repair potholes and cracks as soon as you notice them. If cracks and potholes become deep enough, they’ll allow water to seep into the pavement’s foundation to cause lasting damage. Once the foundation has been damaged, the only option is complete pavement replacement.

Replace Crumbling Pavement

It may be time to repave your driveway or parking lot if you notice:

  • Alligator cracking
  • Large potholes and cracks throughout parking lot or driveway
  • Sunken pavement
  • Standing water

If you are paying for constant asphalt pavement repairs, it may be time to consider replacement. Over the long run, it’s more affordable to repave than it is to keep paying for repairs each month. A deteriorating foundation will only get worse over time and create more potholes, cracks, and sunken pavement.

If your pavement is approaching 20 years old, you’ll also want to consider replacement. Even with maintenance, your pavement will eventually reach the end of its natural lifespan. We can help you determine whether it’s time to repair or replace asphalt pavement.
